Professional offices — law, finance, insurance, general. Medical and dental suites. Apartment building common areas. Small flex and light commercial space. Up to about fifteen thousand square feet, in Howard County, Montgomery County, the Catonsville area and DC.
If your building is bigger than that, we will tell you honestly instead of taking it and stretching to cover it. You would rather hear that now than three months in.

Every visit
- Trash and recycling throughout — bins emptied, liners replaced, without anything on a desk being moved
- Paper recycling taken out separately. Shred bins and confidential waste we do not touch — that is your chain of custody, not ours
- Restrooms cleaned and disinfected — toilets, urinals, sinks, mirrors, partitions, fixtures — floors mopped, paper and soap restocked from your supply
- Break room and kitchen — counters, sink, tabletops, coffee station, appliance exteriors, inside the microwave
- Meeting and common rooms reset — tables wiped, chairs pushed back in, ready for a nine o'clock start. Whiteboards are never erased
- Reception and entrance — the first thing anyone walking in tomorrow morning sees
- All carpet vacuumed, hard floors dust-mopped and damp-mopped
- Glass — entry doors and interior glass at hand height, where the fingerprints actually are
- Lights off, doors checked, alarm set
Weekly and periodic
- Detail dusting — sills, ledges, vents, baseboards, frames
- High-touch surfaces — door handles, light switches, railings, elevator buttons
- Edge vacuuming along baseboards
- Interior windows within reach
- Refrigerator interior, on a schedule you set rather than as a surprise
What we disinfect with
Simple Green d Pro 5, EPA Registration No. 6836-140-56782. Restrooms, break room and high-touch surfaces. It is an EPA-registered one-step disinfectant, and the registration number is on the page because you can look it up.
What is not included
Floor stripping and waxing, and carpet extraction, are not part of a standard visit. We do take that work — it is quoted separately so it does not sit hidden inside your monthly price.
We do not touch desks. Papers stay where you left them, screens and keyboards do not get moved, drawers stay closed. Server and IT closets we do not enter unless you ask us to. If a room is locked when we arrive, it stays locked. If you want desks wiped, say so and we will — but the default is that we leave them alone.
The same people, every visit. You will know their names.
Higeniks is not a franchise. There is no local owner you never meet, and no pool of subcontractors rotating through your building.
The people who clean your building are family, and they work for Higeniks directly — on payroll, covered by workers compensation — not 1099 contractors picked up for the week. They are assigned to your building, and they stay assigned to it. When you ask who is in your building at eight at night, the answer does not change month to month.

Access.
You decide how we get in — key, fob, lockbox or code. Who holds what is written down. If that ever changes, you hear it from us first.
Your things.
We are in your building after your staff leaves, around your files and your screens. We do not read, move or photograph anything on a desk. That is not a policy laminated on a wall somewhere — it is a small crew, in the same building every week, told the rule by the person whose name is on the company.
What happens when we miss something.
A written scope for your building. Room by room, in writing, before we start. Something you can hold the work against.
The owner signs off on every job himself — he runs Higeniks, he does not just own it. The person answerable for the work is the person you signed with, not a regional manager you have never met.
If we miss something, tell us and we re-clean it on the next visit at no charge. If it cannot wait, say so and we come back.
The price does not change on its own. No automatic renewal increase. If something needs to change, we talk about it first.
You do not have to fire anyone to get a price.
- The walkthrough. Usually in the evening, after your staff has gone. About twenty minutes, with one of us.
- You keep your current cleaner while you decide. Nothing to cancel to get a quote.
- No gap. We start the night after their last night. You never have a morning where nobody came.
- Keys. Handed over on your terms and logged in writing.
- Notice periods. If you are inside a contract, tell us the end date and we work to it.

Who actually cleans my building?
The same cleaners every visit. They are family, on payroll with workers compensation, not contractors, and they are assigned to your building rather than sent wherever there is a gap that night. The owner knows every person who works here — he hired them himself.
What if we are not happy with a night?
Tell us and we re-clean it on the next visit at no charge. If it cannot wait, say so and we come back. You are telling the owner directly, not a call center.
How do you get into the building after hours?
However you want us to — key, fob, lockbox or code. Who holds what is written down, and if that changes you hear it from us first.
Are you insured?
Yes. General liability at $1,000,000 per occurrence and $2,000,000 aggregate, a $1,000,000 umbrella, and workers compensation on every cleaner. Certificate available on request.

What kinds of buildings do you clean?

Is there a minimum size?
Not a square-footage one. Frequency matters more than size — a small suite cleaned four or five nights a week works better for both of us than a large one cleaned twice a month.
Tell us the building and how often you need it, and we will tell you straight whether we are the right fit. If we are not, you will hear it on the phone, not after we have taken up an evening of yours walking through.
Is this janitorial service?
Yes. Recurring janitorial work for small and mid-size buildings — evenings after your staff leaves, or a day porter during business hours.
Do you take one-time jobs, or only recurring?
Both. Recurring is what we build the business around, and it is where the price works out best for you. One-time work we take as well, quoted on its own.
Do you work as a subcontractor for other cleaning or facility management companies?
